Protecting Young Drivers: Some Advice for Parents

Sash windows are associated with the architecture of the 18th and 19th centuries. They make practical and aesthetically pleasing alternatives to casements, with their large glass panels and graceful proportions.

After years of controversy, experts now believe they were originally invented in Yorkshire. They were developed there to keep out wet weather while permitting air to circulate by leaving a narrow opening, and were also protected from rot and distortion by being closed in a box.

Sash windows offered both practical advantages and a more pleasing style than older window designs, and they were popular in both new buildings and as stylish replacements in existing homes. The window tax of the 18th and 19th centuries caused many of these fashionable windows to be taken out again, however. The window with two movable sashes was developed during the Georgian era. Blown glass with bull’s eye markings were the most common form, but still expensive. As techniques improved, larger panes became available and were used to create the characteristic Georgian windows, with narrow glazing bars and six panes in each sash. They are considered characteristic of the Regency style.

The popularity of these windows have remained strong during the Victorian age, but they were ornamented with elaborate decorations. Victorian houses often have large bay windows and elegantly proportioned facades with the windows getting gradually smaller as their height from the ground increases. Four paned sashes are more common in houses built at this time. Imitations of older style windows were also popular towards the end of the 19th century, as the wealthy sought to differentiate themselves from the previously prized plate glass and narrow glazing bars that had became more affordable.

Despite their popularity at the start of the 20th century, sash windows have become less common during the last hundred years, with cheaper, less labor intensive types of window being used instead. Recently people have begun to take an interest in the historic character of their homes, resulting in greater demand for traditional style sash windows. Sash windows today use all the latest technology, but retain the elegance and functionality of traditional sashes, and preserve the historic style of the older houses.

Battersea Project Could Soon Get Approval from London Mayor

The London mayor, Boris Johnson has expressed the opinion that the plan for reclamation and restoration of Battersea Power Station is not in line with the London plan, although some of the features are quite good. This £ 5.5b plan for the Battersea power station has been designed by Rafael Vinoly. The London mayor has asked for more detailed information about the effect on local transport and parking. Also he wanted to know the effect on the retail shops which exist in the building.

While considering the project for approval Boris Johnson has appreciated the balance in the architectural design which has imaginatively blended the modern design with the existing old style of the historical riverside ambience.

The scheme is to convert the area near the power station by adding new structures in Wandsworth area around the riverside. The scheme plans to add 150,000 sq m. of desk space, 46,500 sq m of retail space along with 3,700 homes.

The proposal for the scheme was submitted for approval in 2009. Boris Johnson has emphasised the historical importance of the area and also the fact that any further development of the area has to preserve the old ambience and then create new modern structures. He showed confidence in the architect’s ability to come up with a master plan which will be beneficial for both the Wandsworth and the Lambeth Council.

Putney is a village and a parish forming part of the Manor of Wimbledon. It is located between the parishes of Wandsworth and Barnes and is bounded on the North by the Thames. It is part of the hundred of Brixton, which is part of the county of Surrey. The earliest mention of Putney can be seen in the Doomsday Book, wherein one can find the mention of Putenlie.

Earl Harold had this fishery in Mortelage (Mortlake) in the time of King Edward, and during King Williams time; and yet they say that Harold used force to get it up in the time of King Edward in the land of Chingestune (Kingston), and in the land of Saint Paul’s.

The Fishery
Being on the Thames Putney has always seen a good connection with businesses that are linked with this river had a strong relation with trades associated with the river. According to an early tradition of the Manor of Wimbledon, In the early 1660s a fishery determined the best catch for March, April, & May, but this soon turned into money payment.

As Per Guthrie the fishery continued until 1786, when, and then it is said to have been abandoned. Lyson tells us that although no “fishery” stayed in Putney after 1786, fishing continued to be carried on until the early part of the nineteenth century. Today fishing in Putney is restricted to the adventurous fishers

The Putney Ferry
The Putney Ferry was seen in the 11th century and possibly before. In the household accounts of Edward I (1272-1307) the ferry finds a mention in a couple of instances.

In the first, The first instance is where Robert the Ferryman of Putney and other sailors received 3/6d in order to carry much of the royal family across the Thames and also taking the king and his family to Westminster.

There were two types of ferry that could be obtained from Putney, the “long ferry” from Putney to London or Westminster and the “short ferry” which ran to Fulham. The first one was mainly used by foot passengers to avoid the poor roads. Horses could, no doubt, be gotten hold of through the numerous inns in Putney in the vicinity of, nearby the ferry.

Office Space in London Regaining Tenants

Office space in the city of London seems to be finding favour in the market once more. This heartening trend highlights the optimistic mindset among business circles for further improvement in the economic conditions post-recession.

Surveyors state that properties are beginning to fill up once again in and around the London city area. After a long gap of two recession hit years, the real estate business has finally received a much needed boost with this news. The period since March this year witnessed a healthy fall of 1.5 million square feet of untenanted office space to bring down the figures to 8.5 million square feet by the end of September.

Earlier, the slow market had forced landlords to offer huge incentives to attract new tenants. Some had even given bonus rent free months for long term commitments. Others had footed the bill for tenants to re furnish the premises to their liking and requirements.

However, the cash crunch and non availability of ready funding is still causing a slow down in the construction of new premises. With the total amount of offices to rent London remaining stagnant, the decrease in vacancies is even more apparent.

The market has recently forced landlords to tighten the apron strings though. The terms and agreements are now getting more strict as landlords too have their year end profits to consider. Rather than have an office space show up as a mere expense in the books with regular maintenance costs going out of the kitty irrespective of occupancy, landlords are settling for lower rents to keep the business moving.

Log Home: Corn Cob Blasting Your Log Home

Posted by admin on August 24th, 2009 — Posted in Best Real Estate Resources, Better Home Improvement, Consumer Kicks

Usually, corn cob blasting is the top overall method of dealing with many log related problems. Some other techniques for elimination of failing finishes, sun-burned wood, mold and mildew problems, and so on., are sand blasting or chemical stripping. Sand blasting is a process that is still commonly used, but this system is very destructive to the wood, blowing away too much fine wood and profiling the logs! Chemical stripping needs the use of unkind chemical’s, and the EPA has made illegal the generally real ones because of how unsafe they are to not just the ecosystem, but also the individuals applying them and the community in the neighboring range. There are many log home and deck repair companies that still rely a lot on chemical stripping. There are still specified period that we feel some of the easier chemical stripper’s are better to apply. A lot of the log homes that we blast on are in close proximity to lake and river system’s, making cob blasting the most workable option of qualifying the logs as the chemicals for stripping are apparently very risky to our lakes and rivers.

Cob blasting is related to sand blasting in that you utilize a blasting pot, in mix with vastly compressed air. Cob blasting equipment use the compressed air jointly with the ground up corn cob. The corn cob is not heavy, and works vastly expertly to strip the wood. The air pressure and the amount of media (corn cob) can be adjusted exactly to no more than remove as much of the log as is required to eliminate the failing complete, bad wood, and so on. Corn cob that is used is bio-degradable, and truly works as a good mulch. With chemical stripping, the chemical is useful, then allowable a “dwell” moment. The dwell moment changes, according on the complete to be cleared away, and so on. Then a pressure washer is used to clear away the chemicals. This is one more purpose that we favor cob blasting. It is a dry system. With a lot of the renewal jobs we go to work on, there are not just problems with the finish, but the sealants are regularly in bad form too. A lot of times there are gaps in between the logs, and the caulk or chinking. When you chemical strip, and then pressure wash, many times you would be blasting high pressure water into the residence, and in the interior of many log homes in the present day, there is drywall walls, and so on. Cob blasting is a dry method, and worst case scenario, the inside of the building gets a a small amount dust and cob in it. Much easier to clean and not as much of harmful than water. With chemical stripping, most strippers that are efficient then need a neutralizer used following the stripper. Then the neutralizer also needs to be pressure washed off.

Gallatin Homes for Sale - How the $8,000 Tax Credit Affects You

Posted by admin on March 31st, 2009 — Posted in Best Real Estate Resources, Finance Web

First of all…who is a first time homebuyer for Gallatin Homes for Sale? You are typically a considered first time homebuyer if they have not owned a home during the past three years. If you have closed on a home - the closing statement…or HUD-1 will determine if you can collect this tax credit.

If you’ve recently married and either spouse has owned a home within the past three years…you most likely will not qualify…but always consult with your accountant or legal advisor about any purchase you intend to make.

What kind of home qualifies? Just about anything…single-family, condo, or manufactured. And your home purchased in 2009 will not have to be repaid…it is a true tax credit. But…beware… if you sell the home within three years of the purchase date…the ENTIRE tax credit will have to be paid back.

The tax credit itself is very simply calculated. It is 10% of the purchase price…with a maximum of $8,000. It doesn’t matter if you obtain a mortgage or pay cash…the tax credit remains the same as long as you meet the requirements.

There are income limits - but they should be calculated with your accountant. But…to simplify this explanation - Your adjusted gross income should be less than $75,000 for a single taxpayer…and under $150,000 for a married couple.

It’s a great time to buy Gallatin homes for sale. You can’t beat the historically low interest rates or the great tax credit. Take advantage of this combination while you can.
